The Brief

In October 2010, two buildings located in the centre of Hereford Hightown were destroyed by fire. This unfortunate event caused extensive damage to the existing grade 2 listed buildings and unforeseen delays led to the buildings decaying and remaining derelict for nearly 8 years.

C J Bayliss (Hereford) Ltd were appointed as Principal Contractor in September 2018 with the task of transforming this burnt out, run down grade 2 listed structure into two new ground floor shop units and 18 new residential apartments.

The project consisted of many difficulties. This included maintaining the existing historic listed front façade structure that was structurally unsound and close to collapse. A significant temporary works design package had to be developed and erected to restrain this façade during the construction process. The design and sequencing of the temporary works had to be carefully planned so that they could be partly removed as the steel structure was erected with the façade being secured to this and stabilised.

Access onto site was restricted due to a historic narrow one-way street that ran along the rear of the site. Good communications with local retail units and residents, perfect logistical planning and sequencing were required to make the project a success and to limit any impact on the neighbouring retailers.

In addition to the above difficulties, the apartments and retail units required new utility supplies that had to be installed along East Street meaning road closures had to be planned and co-ordinated with the local businesses.

A great project team, efficient planning and hard work enabled all these difficulties to be overcome and successfully completed. A development of extremely high quality apartments where constructed and an empty, burnt out eye-sore was transformed into a beautiful building that restored the heart of the city centre.
